Keep private parking available for your business and tenants.
Legend designs and manages parking controls for business parks, industrial estates and multi-tenant sites, so private land stays available to the people it is meant for.
When your land is used by everyone else
Neighbouring businesses, commuters and vehicles left on vacant units can take space your staff, tenants and visitors need.
- Neighbouring businesses using your spaces
- Commuter parking
- Vehicles left on vacant units
- Loading and access areas being blocked
The outcome we work towards
Staff, tenants and visitors can find authorised parking, access routes stay clear, and the estate is managed consistently.
How Legend approaches commercial sites
We look at who needs to park, when and where, then set rules and controls for staff, visitors and each tenant.
- Permits for staff and tenants
- Visitor arrangements
- Controls for loading and access areas
- ANPR, patrols or self-ticketing where they suit
The right tools for the right parking problem.
Legend can combine different methods depending on the site. Some properties need one control; others need several working together. The tools below are how we deliver the outcome, not the outcome itself.
ANPR Parking Management
Camera-led monitoring that keeps a consistent record of how a site is used, where it suits the layout and access.
Warden Patrols
A visible, considered presence on site where judgement and a human conversation make the difference.
Digital Permits
Resident, staff and tenant permits managed online, so the right people can park with less paperwork.
Visitor Parking
A simple way for guests, contractors and carers to be authorised without giving up control of the site.
Self-Ticketing
For approved clients, a way to report contraventions on their own land while Legend manages the compliance behind it.
Signage
Clear, compliant signs so every driver can see the rules before they park.
ANPR suits some estates and not others. We recommend after assessing the site.
The Legend Parking Standard
We don’t begin with enforcement. We begin by understanding the problem.
01 — Assess
We identify how the site is being used, where the problems occur and who the parking area needs to serve.
02 — Design
We build the right parking-management strategy around the property rather than forcing the site into a standard package.
03 — Implement
Signage, permits, patrols, ANPR and other controls are introduced where appropriate.
04 — Manage
Legend manages the ongoing enforcement, administration, queries and operation of the scheme.
05 — Improve
We review how the site is performing and adjust the strategy as parking behaviour changes.
Our success isn’t measured simply by how many parking charges are issued. It’s measured by whether the parking problem improves.
The exact method varies by property. No single tool, including ANPR, is right for every site.

How qualifying no-fee management works
Start with a free, no-obligation site assessment. We review the parking problem, layout and management needs, then explain whether a no-ongoing-management-fee arrangement is suitable. Not every site qualifies.
Before you sign, the written proposal sets out the services, how the arrangement is funded, any charges and the contract terms. You can review and discuss these before deciding whether to proceed.
A site-specific review
Share the details of your car park. The team reviews suitability and may discuss the site with you before recommending an approach. An enquiry is not an eligibility decision.
Services and charges made clear
Your proposal identifies the agreed services and any installation, permit or optional charges that apply, as well as how the management arrangement is funded.
Terms to review before signing
The written proposal and agreement set out the contract duration, each party’s responsibilities and the terms for changing or ending the arrangement. The assessment itself carries no obligation to proceed.
