One parking partner across your property portfolio.
Managing several developments should not mean managing several parking suppliers. Legend provides consistent management, a central contact and rules that respect each site.
When parking is managed site by site
Different suppliers, different processes and different answers for each development create work and inconsistency for the people responsible.
- Multiple developments with different needs
- Inconsistent processes and responses
- Residents and tenants chasing for answers
- Little visibility of how each site is performing
The outcome we work towards
A portfolio where each site has rules that fit it, managed consistently, with one point of contact and clear reporting.
How Legend works across a portfolio
Each site is assessed individually, then managed within a consistent framework so you are not starting from scratch every time.
- Site-specific rules within consistent management
- A central contact for the portfolio
- Permit management and client reporting
- Planned mobilisation for each new site
- Ongoing reviews as sites change
The right tools for the right parking problem.
Legend can combine different methods depending on the site. Some properties need one control; others need several working together. The tools below are how we deliver the outcome, not the outcome itself.
ANPR Parking Management
Camera-led monitoring that keeps a consistent record of how a site is used, where it suits the layout and access.
Warden Patrols
A visible, considered presence on site where judgement and a human conversation make the difference.
Digital Permits
Resident, staff and tenant permits managed online, so the right people can park with less paperwork.
Visitor Parking
A simple way for guests, contractors and carers to be authorised without giving up control of the site.
Client Reporting
Updates that show what is happening on your site and whether the problem is improving.
Site Monitoring
Ongoing review of how the site is used, so the strategy can change when parking behaviour does.
The combination of controls can differ from one development to the next.
The Legend Parking Standard
We don’t begin with enforcement. We begin by understanding the problem.
01 — Assess
We identify how the site is being used, where the problems occur and who the parking area needs to serve.
02 — Design
We build the right parking-management strategy around the property rather than forcing the site into a standard package.
03 — Implement
Signage, permits, patrols, ANPR and other controls are introduced where appropriate.
04 — Manage
Legend manages the ongoing enforcement, administration, queries and operation of the scheme.
05 — Improve
We review how the site is performing and adjust the strategy as parking behaviour changes.
Our success isn’t measured simply by how many parking charges are issued. It’s measured by whether the parking problem improves.
The exact method varies by property. No single tool, including ANPR, is right for every site.

How qualifying no-fee management works
Start with a free, no-obligation site assessment. We review the parking problem, layout and management needs, then explain whether a no-ongoing-management-fee arrangement is suitable. Not every site qualifies.
Before you sign, the written proposal sets out the services, how the arrangement is funded, any charges and the contract terms. You can review and discuss these before deciding whether to proceed.
A site-specific review
Share the details of your car park. The team reviews suitability and may discuss the site with you before recommending an approach. An enquiry is not an eligibility decision.
Services and charges made clear
Your proposal identifies the agreed services and any installation, permit or optional charges that apply, as well as how the management arrangement is funded.
Terms to review before signing
The written proposal and agreement set out the contract duration, each party’s responsibilities and the terms for changing or ending the arrangement. The assessment itself carries no obligation to proceed.
